Historic restoration in the Miami Modern style (MIMO) of the 1950s iconic vintage Motel, previously gutted shell, of 50 rooms, courtyard, swimming pool and cabana bar terrace with full-service restaurant and business center. Renovations and remodeling of all rooms, exterior grounds, facades and interiors as well as additions to the 53,000-sf block, site. Fountain restoration.


This project located within the Historic MIMO and Palm Grove Districts was conceived to host the International Furniture Showroom of Collectania, and live-work residential apartments. The design includes outdoor exhibition areas on the east entry terrace of Biscayne Boulevard, a two-story entry lobby, one submerged level of concealed parking and services, an accessible rooftop terrace, and two live-work residential apartments. Mature landscaping and privacy wall screen are combined with increased building setbacks along the northern perimeter. The building sits on a raised podium to set the exhibition areas as an urban stage framed by 2-story glass facades with brise-soleil louvers.

 Renovations and exterior façade remodeling of the existing 1973 commercial office building with built-in parking structure, located at the Village of Miami Shores. New modern exterior front façade remodeling to update design, introduce more natural light intothe building and modernize the entrance and common areas. The existing interiors and office uses are in need of significant non-structural renovation including all building systems. Renovation work will include the common bathrooms, elevator refurbishment, re-roofing, new air conditioning equipment, lighting and finishes. There is no additional floor area being added to the building. The existing parking garageand egress to remain, though renovations of finishes, signage, and lighting are included. Ownership has commenced engineering and permitting approvals for a new forced main sewer installation and connection as per code.


 Demolition of existing non-contributing 2-story C.B.S. office building and construction of a new 2-story commercial/office building, with a residential unit, accessible roof terrace, on-site surface parking, basement (storage), and associated site improvements. Approved waivers allow for a more continuous urban frontage along Biscayne Boulevard as it will seamlessly integrate the proposed building with the existing context buildings built at 0'-0" feet along the property line and enable us to improve the rear eastern portion of the site with greenspace in lieu of deteriorating asphalt hardscape.
